WORK METHODOLOGY
FIRST CONTACT/APPRAISAL
The first meeting gives us the opportunity to introduce ourselves and show you how we work. We also aim to determine the client’s aspirations for the project whilst identifying any potential constraints on development. We discuss the type of services we can offer as well as potential procurements routes.
STRATEGIC BRIEFING
The client tells us about their key requirements for the project and their approximate budget so we can establish a strategic design brief. We discuss the organizational structure, procedures and range of consultants to be engaged for the project.
INITIAL CONCEPTS
Once the fee structure and Conditions of Engagement are agreed upon by both client and architect, work begins on the project. Firstly, a presentation board of preliminary ideas will be produced. The presentation includes reference images, stylistic guidelines and concepts and must be approved by the client before specific design solutions are developed in the Concept Design Stage.
CONCEPT DESIGN
This is where the project comes to life. Preliminary ideas are developed into specific outline proposals for structural design, building services systems, outline specifications and preliminary cost information. Often 3D rendered views will be produced so the client can see how their project is taking shape and visualize how it will look once built.
DEVELOPED DESIGN
The project is developed from a concept design to a fully detailed proposal which satisfies the client’s requirements set out in the strategic brief. All formal, aesthetical and material considerations are represented through annotated floor plans, elevations and other drawings for detailed planning approval.
TECHNCIAL DESIGN
Coordination with engineers and other third party specialists is of paramount importance at this stage. Production information that details all elements within the project will be provided by the architect and a range of consultants to enable a tender or tenders. This information is then submitted to the local authority for building regulations approval.
CONSTRUCTION AND SUPERVISION
The purpose of the supervision is to ensure that the original design is respected and finished to the specifications outlined in the proposal. The architect liaises with contractors and oversees offsite manufacturing and onsite construction. The frequency of site visits depends upon the agreement made with the client at the project outset.
FEES
Typical fees are negotiated depending on the scope of our work, completion time, location and type of project. We normally work on a fixed fee basis taken as a percentage of the build cost per square meter with feasibility studies at the early stages of the project based on an hourly rate agreed at the project outset.
